This five-story, 147,000-square-foot office building in the Dallas Design District also includes more than 10,000-square-feet of ground-level retail and three on-site restaurants. C-PACE financing furthered the project sponsor’s goal of obtaining LEED and Fitwel designations, which require the incorporation of sustainable systems that improve the health and wellness of building occupants and the environment.

Impact

By obtaining C-PACE financing, the property owner was able to upgrade the building envelope, HVAC, Plumbing, lighting systems and controls, which enabled Dallas County to further its sustainability and economic development goals while reducing demand on the Texas electrical grid. The improvements are expected to reduce the property’s annual electricity and water consumption by 13% and 34%, respectively.
