Hillcrest Oaks is an Dallas County office development consisting of two buildings spanning 183,967 SF of gross leasable area. The buildings were constructed in 1980 and are situated on 7.44 acres. This C-PACE assessment was for retroactive upgrades completed in 2021. Eligible C-PACE upgrades included improvements to building envelope, lighting, HVAC and plumbing.

Impact

By obtaining this C-PACE loan, the property owner was able to finance upgrades to the
building’s envelopes, electrical and mechanical systems, which enabled Dallas County to further its economic development goals and reduce reliance on the Texas power grid. Improvements are expected to reduce the property’s annual electricity and water usage by 80% and 83%, respectively.
